Who Provenza actually suits
Investors who understand exactly what they are buying into. This is the hardest zone in Poblado to recommend to someone who intends to live in the unit.

Dense mixed-use, heavy on compact units built or repositioned for short-stay use.
Three things to check before you commit
- Provenza sits inside the priority zone for Medellín's short-term-rental enforcement campaign. Verify RNT status and building rules before modelling any nightly income.
- Under Ley 675 a building's asamblea can restrict sub-30-day stays. It cannot use the same mechanism to block 30-day-plus rentals. That distinction decides your strategy.
- Noise is not a detail here, it is the defining feature. Resale to owner-occupiers is correspondingly narrow.
On prices. We don't publish per-square-metre figures for Provenza. Colombia has no MLS and no public record of what properties actually sold for, so any number we printed would be an asking-price average dressed up as market data. What we can do is put you in front of a broker who has closed deals on these streets and knows what the last three went for. Here's why that gap matters so much.
If you're buying for the visa
The registered deed value is what counts, not what you paid and not what the listing said. For the M investor visa that value must reach 350 SMMLV, which is COP 612.816.750 in 2026. Under-declaring the escritura to save on transfer taxes is the single most common way buyers disqualify themselves without realising it.
