What does holding it cost each year?
Predial, administración, utilities and a maintenance reserve. The purchase price is the number everyone focuses on; this is the one that decides whether you keep it.
Predial is charged on the cadastral value, which is usually well below the market price. It appears on the property tax bill.
Set by the municipality and banded by property use and value. Take the rate from an actual bill rather than trusting this default.
Ask the administración for the current figure in writing. Amenity-heavy towers run substantially higher than older low-rise buildings.
EPM bills are scaled by estrato, so the same consumption costs different amounts in different buildings.
Read this before you trust the number. Colombia has no single published schedule of transaction costs that applies everywhere. Rates vary by notaría, by municipality and by what the parties negotiate. Every percentage below is editable for exactly that reason. Treat the output as a planning band to sanity-check a quote, not as a quote. Confirm the real figures with your notaría and your own lawyer before you commit money.
